A.L.T.A / N.S.P.S

ALTA Survey:

  • Boundary Analysis: Detailed, surveyed boundary lines that conform to legal descriptions.
  • Improvements: Physical features such as buildings, parking structures, and fences are mapped.
  • Easements & Encumbrances: Identification of all recorded rights-of-way, easements, and utility locations. 
  • Encroachments: Documentation of any improvements that cross property lines. 
  • Access: Evidence of access to public roads.
  • Zoning: Optional identification of zoning classifications, flood zones, and topographic features (per Table A).


When and Why It Is Needed


  • Commercial Transactions: Crucial for purchasing, refinancing, or developing commercial properties. 
  • Lender Requirements: Required to obtain comprehensive title insurance by providing a reliable, updated view of the property.

Plot Plans

Certified Plot Plan:

A certified plot plan is a scaled, stamped drawing produced by a licensed surveyor detailing a property's boundary lines, dimensions, and exact locations of all existing and proposed structures. It acts as a legal document verifying compliance with zoning regulations, such as setbacks and site coverage. 


Key Elements of a Certified Plot Plan:


  • Property Boundaries: Accurate dimensions, acreage, or square footage.
  • Structures: Locations of the main house, decks, garages, sheds, and pools. 
  • Site Detail: Driveways, fences, decks, patios, walkways,
  • Setbacks: Distances from structures to property lines and zoning compliance chart outlining the particular town’s requirements such as; setbacks, green space percentage, open space percentage, lot coverage percentage, impervious area percentage.
  • Sign-off: A stamp/seal from a licensed Professional Land Surveyor (PLS).


The most common uses for a plot plan is to obtain a building permit for proposed work such as a new home, additions to an existing home, pool, shed, or, driveway expansion. It acts as a legal document verifying compliance with zoning regulations, such as setbacks and site coverage and protects the property owner by providing legal proof that the proposed improvements are in compliance with the zoning by-laws. 


Note: A certified plot plan differs from a mortgage survey (or mortgage plot plan), which is less accurate and detailed and primarily for lender use.

FORM A / ANR Survey

FORM A / ANR SURVEY:

Key Characteristics and Requirements: • 


  • Frontage: Every lot created must have sufficient frontage on a public way or authorized private road, as defined by local zoning bylaws. 
  • No New Roads: The plan cannot require the construction of new streets or extensions of municipal services.
  • Purpose: Commonly used for reconfiguring lot lines, combining parcels, or carving single, buildable lots out of larger tracts.
  • Certification: If the Planning Board verifies that the plan meets all zoning and frontage requirements, it is endorsed with "Approval under the Subdivision Control Law Not Required".
  • Alternative to Subdivision: It allows owners to record a plan at the Registry of Deeds without undergoing the lengthy public hearing process required for formal subdivision approval. ANR plans are essential for legally dividing land that already has compliant, safe access, skipping the complex review required for developing new infrastructure.

Condominium Site Plan & Floor Plan

Condominium site plans and floor plans are legally recorded documents defining property boundaries and unit layouts. The site plan (or plot plan) provides an overhead, boundary-focused view of the entire property, including building locations, amenities, and landscaping. The floor plan details the interior layout of individual units, including 

Condominium Site Plan:

 A site plan—often part of a "condominium subdivision plan"—shows how the building interacts with the surrounding property. 


  • Purpose: Identifies the precise location of buildings, roads, parking areas, and common areas in relation to property lines.  
  • Components: Defines the boundary lines, building footprints, utility locations, and "limited common elements" (e.g., specific parking spots or balconies assigned to a unit). 
  • Usage: Used to understand what areas are owned individually vs. shared by the homeowner association (HOA). 

Condominium Floor Plans:

A floor plan is a detailed, scaled diagram of the interior layout of a specific condo unit, typically as seen from a bird's-eye view.  


  • Purpose: Shows the architectural layout, room dimensions, and structural details within the living unit. 
  • Components: Includes the placement of walls, doorways, windows, stairways, and sometimes fixed appliances. 
  • Usage: Key for understanding the spatial arrangement, flow, and exact size of the living space
